What’s Included in Every Report
- Parcel identification — PIN, recorded acreage, current owner of record, county GIS reference link.
- Zoning classification — base district, overlay districts, and the controlling section of the local development ordinance.
- Dimensional compliance — lot area, lot width, setbacks (front/side/rear), height limits, lot coverage, and a pass/fail check against the district’s standards.
- Permitted uses — by-right uses, special-use options, and uses that are prohibited or require rezoning.
- FEMA flood-zone status — current National Flood Hazard Layer designation (X, AE, A, etc.) and what it means for permitting and insurance.
