Why “Zoned For” Isn’t the Same as “Buildable”
Every zoning district has minimum requirements: minimum lot size, minimum lot width, minimum front setback, side setback, rear setback, maximum height, maximum coverage, maximum density. Miss any one of these, and your plan fails — even though the use is technically permitted in the district.
A lot zoned RS-20 (requires 20,000 sf minimum) that’s only 18,500 sf is not buildable as a standard lot of record — it may only qualify as a pre-existing nonconforming lot, which has different (often more restrictive) rules. A lot zoned RM-18 for townhomes but only 45 feet wide may not fit the required 6-unit layout with parking and buffers. Dimensional compliance is where most deals actually die.
